Everything you need to know about living in our house.
House of Social is open to full-time students aged 17 or older. It is designed to cater to both undergraduate and postgraduate students looking for a more social and modern living experience during their studies.
House of Social is less than a 10-minute walk from both Manchester Oxford Road Station, Deansgate Train Station, and the Deansgate-Castlefield tram stop. There are also regular buses nearby for easy city exploration.
It is recommended to book your accommodation as soon as possible. Rooms tend to sell out quickly, and prices usually increase throughout the year. If you have not yet been accepted to university, you can still make a booking. If your university application is unsuccessful, you can cancel free of charge under the “No Place, No Pay” policy.
House of Social offers a variety of ensuite rooms within shared ‘houses’ (2, 5, and 6-bed options). The types of rooms available are:
Essential Rooms: These rooms are the most affordable option and come with an ensuite bathroom, while the kitchen is shared with other residents.
Enhanced Rooms: These rooms are larger in size and still share the kitchen with others but offer more space and comfort.
Elite Rooms: These rooms come with a private kitchen, offering more independence and a higher level of convenience. You’ll still be able to access the shared kitchen too.
Accessible Rooms: These rooms are specially designed for students with additional accessibility needs, with step-free access, larger bathrooms, and adaptable features.
Duo Rooms: These rooms are perfect for students who to live near their friend. Our Duo Rooms are two adjoining rooms where each student has their own kitchen, bathroom and bedroom. However, you’ll easily be able to hang out as there is a door connecting the two rooms.
While House of Social studios include all main kitchen appliances and furniture, you’ll need to bring your own utensils and kitchenware, kettle and toaster, bedroom furnishings, such as towels, duvets, and pillows. However, if you’ve booked a room with us you can order one of our House of Social kitchen and bedding packs, which delivers all the essentials to your room before you arrive.
House of Social is all about building bridges, not burning them. Our rooms and spaces are designed to make house sharing easier, so you can connect with people on a deeper level.
The nearest major airport is Manchester Airport, which is approximately 20-30 minutes away by public transport.
House of Social’s food hall brings together five independent kitchens to serve up the best food in the city. We’ll be open day and night, where you can either come down to work for the day, or to hang out with friends at night. We have a house bar, so whenever you’re feeling thirsty you can drop in for a coffee, beer, glass of wine or cocktails – we’ve got it all.
What is your cancellation policy at House of Social? Can I cancel if I’ve already booked or paid?
26/27 Academic Year
Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made before 27th May 2026, and 48 hours for bookings made on or after 27th May 2026.
You can also cancel free of charge under the below additional policies:
No Place, No Pay
If you are declined a place to study at a university located in the same city as your House of Social accommodation, you may cancel and obtain a full refund, provided:
- You notify us in writing within 48 hours of finding out your place has been declined and provide evidence to our reasonable satisfaction.
- The decline is due to not meeting the academic requirements and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked.
- You completed all necessary steps required by your university to process your application on time.
- The Occupation Period outlined in your Licence Agreement has not yet begun, and you have not already moved into the accommodation.
If you intend to appeal the university’s decision, you must immediately notify us. We will confirm whether you continue to qualify for this policy during and after your appeal.
No Visa, No Pay
If you are declined a visa to study in the UK by UK Visas and Immigration, you may cancel and obtain a full refund, provided:
- You notify us in writing by 16th August 2026 and provide evidence of the visa rejection to our reasonable satisfaction.
- The decline is not due to failing to complete the necessary steps required by UKVI to process your visa application.
- Your university was able to issue a CAS Number, and the visa rejection was not caused by you failing to complete your application to study.
Under both additional cancellation policies:

- You must supply suitable proof to us in writing within 48 hours of being made aware of the change in circumstances and we may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.
- All payments have been completed on time in accordance with your Licence Agreement.
- If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.
Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@houseofsocial.com.
Once you have booked and your cooling period has elapsed, you are bound into a legal licence agreement which requires you to pay for the full period of the licence agreement. We suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact us to discuss on +44(0)203 096 1717.
If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.
Clearing Room Cancellation Policy
There is no cooling-off period for our Clearing Rooms.
You can only cancel free of charge in line with the “No Place, No Pay” policy above.
Outside of these terms, in order to cancel you must organise a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student.
If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.
Can I leave early and get the remainder of my license fee back?
Unfortunately, you are committed under the license period to pay the full license fee. We may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. We cannot refund your license fee until a replacement is found to take over your booking.

You can choose between two contract lengths:
A 44-week contract, which covers the typical academic year.
A 51-week contract, which allows you to stay over the summer holidays, providing accommodation for the entire year.
House of Social is just a 510 minute walk from both the University of Manchester and Manchester Metropolitan University. It is also only a few minutes’ walk from Manchester city centre, offering easy access to shopping, entertainment, and more.
You can choose between several payment options:
Pay annually (which is the most affordable option).
Pay in four instalments.
Pay monthly.
Payments can be made via card or bank transfer through your House of Social account.
While House of Social does not run resident-only events, our food hall regularly hosts nights that everyone is welcome to attend. The food hall regularly hosts public events that all residents are welcome to attend. This gives students a chance to engage with the wider community.
Yes, you can have guests stay. Guests can stay for up to two consecutive nights for free but must be signed in at reception and must be accompanied by you at all times.
