Based in the centre of Manchester, House of Social offers a new kind of student co-living. With stylish apartments designed for sharing upstairs, and Manchester’s favourite new food hall downstairs, House of Social makes finding your people easy.
Plus, we’re just a 10-minute walk from the University of Manchester and Manchester Metropolitan University, with shops, restaurants and the city centre all close by.
House of Social is open to full-time students aged 17 or over. It’s designed for both undergraduate and postgraduate students looking for a more social and modern living experience during their studies.
House of Social offers a range of student rooms designed for shared living, with private bedrooms, a shared kitchen and lounge. Each room is fully furnished and designed to support both studying and socialising.
House of Social is centrally located in Manchester, just a short walk from both major universities and the city centre.
There’s a Sainsbury’s Express two minutes away, along with other grocery stores, shops and cafés nearby. Public transport links are all within walking distance, with easy access to bus, tram and train services.
The nearest airport is Manchester Airport, which is approximately 20-30 minutes away by public transport.
We recommend booking as early as possible, as rooms tend to sell out quickly and prices usually increase throughout the year.
If you haven’t yet been accepted to university, you can still book. If your application is unsuccessful, you can cancel free of charge under our No Place, No Pay policy.
You don’t need a guarantor and no deposit is required to book with House of Social.
Instead, you’ll pay an Advance Licence Fee, which covers the first two weeks of rent. You can then choose to pay annually, in four instalments or monthly. Payments can be made by card or bank transfer through your House of Social account.
You can cancel free of charge during your cooling-off period. This is five days from booking for bookings made before 27th May 2026, and 48 hours for bookings made on or after that date.
You may also be able to cancel under our No Place, No Pay or No Visa, No Pay policies, provided the relevant criteria are met. Full details are available in your Licence Agreement.
House of Social is all about building bridges, not burning them. Our rooms and shared spaces are designed to make house sharing easier, helping you connect with people on a deeper level.
Alongside everyday social living, we run resident-only events and socials, and the Food Hall regularly hosts events that residents are welcome to attend, helping students connect with both the House of Social community and the wider city.
Yes. Alongside your shared kitchen and lounge space, House of Social offers open study spaces in the Food Hall. You can settle into a booth for the day, book a private room, or work from one of the many seating areas with power outlets.
For day-to-day living, there are also on-site laundry rooms, secure parcel storage and printing facilities. Laundry is available 24/7 and paid for via a simple top-up app.
House of Social residents get 15% off all food and drink in the Food Hall.
House of Social buildings have multiple security measures in place to ensure resident safety. These include key-fob controlled entry points, CCTV monitoring throughout the building and grounds, fire alarms, emergency lighting and clear evacuation procedures.
